Cost Segregation Study/Report Madison Spec vs KBKG

Has anyone had any experience using a company called Madison Specs for Cost Segregation.
The other company being considered is KBKG..or any other qualified company..
Property located in Long Island New York area.
Recently purchased commercial property with 5 contractor tenants and large yard costing 1.1 million.
Also what would be a reasonable fee for the report?
