LLC rental income from S corporation - members/sh same

I have an LLC client that owns real estate and has two members. the llc rents the property to an S corporation, the s corporation pays the llc rents. the s corporation is owned by the same two individuals who are members in the llc, is this a self rental therefore the net income subject to self employment tax?

It's pretty common for an S Corp to run the operations, and lease the building from a partnership or DRE that is also owned by the same owner(s).

It is a self-rental, but I don't think you get to SE tax merely because of that.

There are implications under IRC Sec 469 and Sec 199A for self rentals.

Old thread, adding on. MMLLC rents equipment from 60% partner. I'm assuming self-rental loss limitations will apply here and possibly some QBI implications. However, is the rental of personal property (with no real property involved) subject to self-employment taxes? Sch C for this one, or possibly Sch E?

Equipment rental usually goes on C not E.
